Greenway Realty – Operations Manager

Greenway Realty is a property development and management company located in Charlottetown PEI. We build and maintain Garden Home communities across PEI in Stratford, Cornwall and Summerside. The current communities consist of 260 Garden Homes, and we build additional units each year.

We are currently seeking an Operations Manager to join our team. This is a key role in supporting company operations and ongoing property management and development. The Operations Manager is a full time salary position that includes health/dental & life insurance benefits, profit sharing, ownership opportunity (optional). The successful candidate would have a private office, option to work from home (apprx 40%) and some flexibility in work hours. A significant addition to the compensation package is that senior Greenway team members receive shares and become owners in new developments.

Operations Manager - Full time salary position, flexible work hours, option to work from home (apprx 40%), health/dental & life insurance benefits, profit sharing, ownership opportunity (optional), private office.

3. REMUNERATION:

65,000 – 80,000 salary

4. HOURS OF WORK:

40 hrs/week

5. TRAVEL:

You are expected to hold a valid driver’s license and vehicle. Mileage is paid.

Role Responsibilities

The Operations Manager will be responsible to carry out and/or oversee the following activities

1. Overall property portfolio expense management and reduction

2. Manage rental revenues

3. Manage insurance contracts and relationships (for existing portfolio, new construction and employee benefit plan)

4. Manage our leasing department, process and continue to improve/evolve the process

5. Creating ongoing processes to manage the business and increase operational efficiencies ie; monthly maintenance reports, monthly heating reports, etc.

6. Build corporate property management processes & tools by assessing industry best practices and our own innovation and experiences.

7. Manage our property maintenance department.

8. Supporting and leadership roles in property renovation program, land procurement and approval, managing building permit application process, construction/maintenance rebates etc

9. Support portfolio financing analysis, opportunities and applications

10. Manage vendor relationships and ongoing construction materials cost and sourcing

11. Manage/improve electronic filing (ie GoogleDrive, OneDrive)

12. Occasionally support troubleshooting technology issues (team phone issues, laptop setup etc)

13. Support Team/staff management (day to day, timesheets, employee contracts, office policies, invoice approvals etc)

14. Manage telco (mobile phones, internet service etc)

15. Manage corporate office (lease, maintenance/cleaning etc)

16. General operations support: create business cards, order branded attire, prepare for home show, oversee website, generation of tenant communication etc

17. Manage files with the Island Regulatory and Appeals Commission

Required Skills

1. Self motivated and able to work independently.

2. Analytical, excellent with numbers.

3. Proficient in Excel (data entry/analysis, understand medium complexity formulas and replicate/expand, comfortable to continue to learn Excel and enjoy working with the tool).

4. Comfortable working with all Office products (including: Outlook, Word, and PowerPoint).

5. Comfortable with computers and mobile devices – utilizing and basic management (ie application installation, file management, internet research, etc.).

6. Process and documentation driven, with exceptional organization skills.

7. Strong communication skills (written and verbal) and professional demeanor

8. Work with highly confidential information.

9. Enjoy multi-tasking and a large variety of responsibilities.

10. Experience with property management, construction or accounting are beneficial, but not required.

Job Type: Permanent

Salary: $65,000.00-$80,000.00 per year
