Job Description
A Manager seeking learning and leadership opportunities in our Brookfield team. Working closely with the Senior Manager the successful candidate will be responsible for the accounting and reporting of the results for First Canadian Place, Exchange Tower and 105 Adelaide. Opportunities will be accessible to develop relationships with the Property Management team, Asset Management, Corporate Accounting and Co-owners to provide timely and accurate financial reporting for the complex. The position requires the ability to plan and direct accounting activities within the complex and the organization.
RESPONSIBILITIES:
  • Month-end and quarter-end closing and reporting
    • Provide leadership and strong mentorship to other members of the property accounting team through timely review and feedback of monthly work.
    • Timely and accurate preparation and communication of monthly and quarterly financial results required by Asset Management, and Corporate Accounting.
    • Participating in the monthly property close documentation package ensuring controls are operating effectively throughout the year. Any deficiencies are communicated to the Regional Controller and dealt with in a timely and methodical manner.
    • Review lease accounting assessments prepared by the accounting team, to ensure any significant free rent or deferred rent is assessed and appropriately recorded into the G/L.
    • Responsible for the monthly and quarterly reporting requirements of the co-owners, including cash distributions, financial results and forecasts.
  • Financial Reporting and audits (internal and external reporting)
  • Act as primary liaison between external auditors and the accounting team.
  • Timely and accurate submission of the property financial statements and audit supporting documents.
  • Track audit progress and communicate issues or delays to the Regional Controller.
  • Offer guidance and assistance to the accounting team on audit deliverables whenever necessary.
  • Budgets
    • Work with Property Management and Asset Management in preparing the annual property budget.
    • Prepare variance explanations and trend analysis to facilitate Corporate Accounting’s review of property budgets.
  • Other
    • Mentoring several direct report, growing staffs skills through: annual objectives; periodic check-ins; and year end evaluations.
    • Fulfill ad-hoc financial analysis from Asset Management and/or Corporate Accounting.
    • Assist or take leadership role where necessary on any special projects or transactions in the year.

QUALIFICATIONS
SERVICE / PERSONAL SKILLS:
Must be service oriented with excellent interpersonal and communication skills, both oral and written. You must be a team player, mature, outgoing and diplomatic with people. Excellent organizational skills, with the ability to manage multiple projects or tasks simultaneously are essential for this role. You are analytical and very detail oriented with advanced problem-solving capabilities.
EXPERIENCE & TECHINCAL SKILLS:
  • Minimum of 5 years’ experience in Property Accounting/Public Accounting/Financial Analysis
  • Experience in managerial / supervisory role
  • University Degree or College Diploma in an accounting related field of study
  • A professional accounting designation such as CPA is preferred
EDUCATION/DESIGNATIONS/LICENSES:
  • Advanced Accounting and/or financial analysis knowledge
  • Must be comfortable dealing with external auditors
  • Knowledge of lease terminology and the different types of leases
  • Advanced knowledge of Excel, MS Word, and Power Point
  • Exposure to Yardi is considered an asset
